Ocwen/Altisource/GoHoming fake bidding process - false advertisement of real estate
My experience with Ocwen/Altisource/GoHoming was very bad. I found a home using MRIS and the home had been listed for almost a year. I did some research on the home and found that it was an Ocwen bank property and they sell only via their online website which is now called Altisource.
First, nobody bid on the home although it was in the bidding system for almost a year. The bid info showed a big fat zero.
Immediately after I bid, all of a sudden there is a new bid for MORE than the MRIS listed price. Do they think they are fooling anyone by faking their own bids? They just lost the ONLY bid they were probably going to get because the property is in such poor condition due to their neglect. They are in India so they have no idea the condition of the property and they obviously don't have anyone inspecting it. If they had, they would at least have noticed the broken windows!
Second, they listed the home as a 4bdr/2bath, but it was actually a 2bdr/1bath. This is straight up false advertising and I'm not sure it is legal.
The house has a roof leak and probably had it during the tremendous rains and storms we experienced here in Maryland earlier this year. As a result of the roof leaks, there are huge holes in the ceilings with plaster all over the floors, the carpet is mildewed throughout the home, windows are broken and the crawl-space where the pipes are have mold and mildew all over. All the paint will need to be removed, remediated and repainted as well.
Last time I drove by the property, there were city workers digging up gas lines, so there goes the landscaping, too.
Beware when dealing with Ocwen/Altisource (and I've read online that they also go by GoHoming). You may not be getting what you think you are and there's definitely something fishy about their bidding system. I think there employees may be placing bids to drive the price up. Unsure about that, but I am definitely sure that people aren't bidding for what is listed because, as I said, I went to the property and it does not have 4 bedrooms and 2 baths. It is a 2 bedroom home with one bathroom only.
SAXON ASSET SEC TRUST 2005 owns the property, but outsourced the management/sale -- probably to save money. I guess they don't realize what is actually happening to their properties and how much r.e. value they are losing by outsourcing.

I am so disappointed in the way GoHoming runs their business. To me it is deceitful, it is bait and switch, it causes much unnecessary expense to it's potential customer for it's own gain and with a little thought I could come up with some more expressions of what has grown to be a state of plain ole anger.
I have made 3 bids on houses. I am not a house "Flipper" and I am not an investor. I am a father trying to help a daughter who's life has been torn apart by a husband who left her. She has 2 children to care for and is financially broke. It is my understanding the US government wants to help the poor get back on their feet and the resale of foreclosures are focused to that part of our society. GoHoming makes it very hard.
Having said all that it appears to me that GoHoming is a crooked organization that plays on the emotions and is willing to lead people on and if GoHoming doesn't get what they want they dump undesirable clients. Let me explain what I mean by that.
There is a house that my daughter had a keen interest in. I her father am retired and 74 years old. I traveled 400 miles one way from Florida to TN to inspect and consider the house. I made this trip because the starting bid on the house was in line with my retirement income money that I could cash in and buy the house for her. On top of the travel expense, I spent 1 week in Tn looking at housing for her with particular focus on this house. I thoroughly inspected this house and came up with a list of 18 specific items of repairs needed to bring this house back to the condition it should be in. I had it inspected by 3 different builders. The estimated cost around $20,000 and up to possible $30,000.
I made an offer, it was totally rejected. I raised it $10,000, the bid was recorded on the web site, rejected and removed. There were no counter offers.. This house has been sitting empty for months. It has been on gohoming site for weeks. It went thorough the time lapse bidding cycle, and then into open bid. Then it showed an offer of $102,000 and no other offers have been placed and it has been like this for at least a week. This makes me think GoHoming placed this offer on the listing themselves, to deceive and try to stimulate activity. If it is a real offer then why do you make someone wait and wait and WAIT. Now I see today the offer has been removed and it is shown as open bid no limits.
My big gripe: Put the TRUE starting bid on to begin with. That starting bid should be the minimum acceptable and then set a specified time when offers are to be made and when that time is up, review the offers and make a decision. They should QUIT LEADING PEOPLE ON AND ON and WASTING OUR TIME AND MONEY AND EMOTIONS.
I had a second house, I bid on at $6.000 above a previous bid and above the starting bid. It was recorded on the web site and shortly after that it was totally removed from the Internet with no explanation to me one way or the other.
I am inclined to send this information to the Interstate Commerce Commision, Better Business Bureau, and the national news medias and anyone else that might be interested.
It is also interesting to note that there are 2 listings that show as "under contract" and have been shown in this condition for over a week (current date May 10). The one shows the listing price as $76,713.00 and under contract at $76,713.00
The second one shows the listing price as $61,000.00 and under contract at $54,000.00. If these are real contract offers that have been accepted then why are they still on the listings.
It appears to me that these are decoys to entice people into thinking they can get a home at an affordable price. They get sucked into the system and urged up the price ladder.
Probably best to dump GoHoming the way they dump us.
We had a successful transaction last year.recently, we bid on a property and were rejected.
We increased our bid and it showed up as current highest bid for about 1 hour.
No rejection at all on second bid but now it says,"be the first to bid on this property."Neither of our bids were recorded or left as a bid for other buyers! What a bunch of dishonest dealings!
OMG.....my husband and I Just got the winning bid on a home we fell in love with in our home town and the only way to make a offer was through this site. I was nervous about it but had no other choice if we wanted the house. After reading all these nightmares you have all gone through I am very apprehensive about buying this home :-(
The house went up for bids, with the lowest posible bid requested to begin at 279,000.Someone started the bids at 340,000.
I thought that this was strange. Why give away $61,000. Because I felt that this house was perfect for my family, I bid $345,000. A few hours later, the bank notified all bidders that $345,000 was the highest bid they had received and the bidding would be closed the following day at 3:31.
It was recommended that we make our highest and final bid above $345,000 before 3:31 on the closing day.I did
not change my bid. My bid was rejected and another $345,000 bid was accepted. At first, I was hurt almost to tears. Well, to be honest, I did shed a few tears.
But after having read your many comments about this company, I feel that I am blessed that I did not invest any more time, money, and emotions
in this fake process.
I want to thank all of the people who took the time to post your experiences about this company. The knowledge that someone else has perseverred this ugly experience has helped me over-come the feeling of having been academically, and emotionally violated.
We just had a bid with highest offer untill the dateline,We followed gohoming online 4 hrs after the dateline which was still showing our offer was highest. At 5 hrs after dateline, we checked again that the highest offer changed the higher number.
We believe that this website is a chaeting as well as all brokers associated with it.Do not be fooled by this website.
Try to bid on it today their website keep freezing up..waste of time....
I am a real estate broker and have had one positive experience with gohoming and altisource and closed on the property.I have a client who bid on another property and a competing bid ran the price up from 60k to 70k and the bid ended with a price of 70k.
A couple of days later the same property was bac up at 54k. My client's bid was 60k. I emailed the company and they said they do not know and basically could have cared less. They do not know and they take no responsibility.
Also, I have gone on other homes bidding histories and see the same bidders running up the bids. This is B***S!!
Thanks to all who commented.I was about to place a bid on a home in Pflugerville Texas through gohoming.com.
Their cash only, no inspection, no contingency, clause made me nervous, then I found this site.Yikes, I'll steer clear of them and just keep looking.
Please review the homes that are listed with David Judd as the broker where the reserve has been met and you will find the exact same screen name over bidding (often the only bidder) by hundreds of thousands of dollars.Usually $100,000 - $300,000 over.
This same screen name will bid in almost every City...What a joke.
shame on you David Judd!Anyone who would make an offer on a home that you represent is absolutely out of their mind!!!!!!!!!!
